Acquired in the 1960s alongside a group of like-minded real estate entrepreneurs, this parcel in Dupont Circle was held through multiple market cycles as the partnership consolidated over time. When our primary partner’s investment focus shifted, we subdivided the property, allowing each party to act in accordance with their own strategy while preserving the relationship. We then guided our parcel through the entitlement process that would ultimately position it for a record land transaction.

Entitlement Work and Community Engagement in Dupont Circle
We guided the site through a full PUD process and extensive engagement with the Dupont Circle Neighborhood Association, one of Washington DC’s most active community groups. We also worked closely with adjacent institutional stakeholders to build alignment around the project’s future, securing the community support that would maximize the land’s value and position it for the right buyer.
A Record Land Sale and a Landmark Buyer
The envelope sold in 2007 to the Center for Strategic and International Studies, now ranked the number one think tank in the United States, which established its headquarters on the site. The transaction set a high watermark for DC land sales at the time, reflecting not just the value of the land but the decades of stewardship and groundwork that made it possible.
