Our History
An Entrepreneurial Beginning
Kingdon Gould Jr. established the company in the 1950s, bringing an entrepreneurial outlook shaped by diverse experience as a U.S. Ambassador to Luxembourg and the Netherlands, competitive steeplechase rider, and co-founder of the Glenelg Country School. He instilled a philosophy that continues to define us: our properties are always evolving, never static.
Acquiring in the Path of Progress
Foresight and ambition allowed us to see opportunities in the path of progress before they were obvious. We acquired parcels along avenues where neighborhoods hadn’t yet arrived, holding them as parking facilities while the city caught up to what we knew was coming. This patient, strategic approach to land acquisition became the foundation of everything that followed.
Purposeful Collaboration
We built lasting relationships with collaborators who shared our vision for what was possible. These partnerships endured for decades because they were grounded in mutual strategic advantage and complementary expertise. As we developed more capabilities in-house, we became more deliberate about partnerships, pursuing them when there is genuine alignment and shared commitment to long-term success.
Assembling at Scale
We exercised the patience and skill required to assemble large, contiguous sites. Projects like Columbia Plaza required acquiring parcels over years, navigating complex entitlements, securing necessary zoning approvals, then developing and managing the results. Today, projects like Konterra continue this tradition of patient land assembly and comprehensive development at scale.
A New Generation
Family ownership continues into its third generation today, maintaining our track record of transforming properties to meet an evolving market. We build, hold, and redevelop, reimagining what each asset can become as the region’s needs change. The projects of the future are often the projects of the past, repositioned for what comes next. This is long-term stewardship in practice.
