401 on Ninth anchors the northern end of Market Square, steps from the federal courts and midway between the White House and the Capitol. Developed on the site of the former Central Market, the mixed-use building integrates 440,000 square feet of Class A office, residential, and street-level retail into a traditional Federal-style granite facade with commanding views of Pennsylvania Avenue and the Washington Monument. From its earliest conception through today’s repositioning for the next leasing cycle, 401 on Ninth is a study in what it means to develop with a generational perspective.

Designed for Longevity, Rooted in Community

The building’s enduring relevance is the result of deliberate, long-term decisions: efficient floor plates, superior elevator and parking ratios, and all-concrete construction that retains flexibility for future modifications. Those decisions didn’t stop at the property line. We served as an initial founder of the Penn Quarter Neighborhood Association and Business Improvement District, investing in the community well before the neighborhood’s potential was widely recognized.

Lasting Tenants and a Reinvigorated Asset

401 on Ninth has attracted a consistent roster of high-profile association and professional tenants since its opening. At street level, Teaism has been a fixture for decades, emblematic of the long-term tenant relationships we cultivate. The neighborhood we helped organize has become one of downtown DC’s most vital corridors. After recently restoring full ownership, we’ve committed to reinvesting in the building’s future. With updated lobby and rooftop amenities underway, 401 on Ninth is being readied for its next chapter.
