From Land Swap to Trophy Development
The last remaining parcel within CityCenterDC, 900 New York Avenue occupies a prime downtown Washington DC address. What made it possible was a decade of civic partnership, groundwork, and a cooperative land exchange that served both the city’s vision and our own long-term development goals. We are now bringing a 620,000 square foot trophy-class office development to market. What it took to get here is a story worth telling.
Proposing a Hotel, Securing an Even Better Site
In the 1980s, we acquired a large, contiguous parcel in a strategic location adjacent to what would become the Walter E. Washington Convention Center. Our vision was to develop a convention center headquarters hotel on the site. The relationships built during the development of 600 Massachusetts Avenue, just across Mt. Vernon Square from the site, proved essential. Our trusted connections with city officials, community groups, and civic stakeholders enabled years of groundwork, town meetings, and helped secure the approvals needed to advance that vision. As the project evolved, the city chose to take ownership of the hotel itself. We worked collaboratively with the District to make our site available in support of that goal, structuring a cooperative land exchange that traded our parcel for a ten-acre site within what would become CityCenterDC.
A Trophy Office Development in Progress
Our exchanged parcel has appreciated significantly since the swap, reflecting its strategic position within one of downtown DC’s most celebrated mixed-use destinations. As the final parcel within CityCenterDC, 900 New York Avenue will bring this landmark to completion. In partnership with Oxford Properties, we are developing a trophy-class office building and are in active discussions with prospective tenants, bringing the same deliberate approach that has defined our work across the region to this next chapter.
