Located along Maryland Route 32 adjacent to Fort Meade, Annapolis Junction is a 365,000 square foot campus of secure facilities conceived as a purpose-built annex to the base. We were among the first to anticipate the formation of a market for government approved spaces in this location. Realizing that opportunity required the kind of integrated capability that only our family of companies could assemble.

Developing to the Highest Security Specifications in a Classified Market
Konterra Realty led the project from the ground up: managing financing, securing entitlements through the county, overseeing design and construction, and ultimately achieving government approval for each facility. The entitlement process was conducted with the discretion the work demanded, given the confidential nature of the program. Gould Property Company supported the financing and structured a joint venture with Boston Properties, who participated in the early phases before pursuing other priorities. Winning a competitive procurement to design and deliver the first building validated both the model and our capacity to execute in one of real estate’s most technically demanding specialized markets.
Integrated Capabilities, Innovative Execution
Our aggregates operations remediated a former mining site, transforming previously industrial land into a developable campus and yielding 80 acres of wetlands along the Little Patuxent River in the process. Konterra Realty and Gould Property Company contributed the development expertise and market knowledge to bring it all to fruition. Our concrete manufacturing capabilities enabled a tilt-up construction technique that proved essential to meeting the most demanding security specifications, resulting in the first progressive collapse-resistant, blast-protected four-story tilt-up building of its kind. Each successive building addressed increasingly specialized criteria, reflecting the depth of capability we bring to the most demanding assignments.
